Value and pricing - Sale by Owner Question

Two questions on two different Mac models
1) Mac 25, 1978, Venture - What is a good value for this year/model? Just average price.....is a 1978 Mac 25 overpriced if selling with trailer, but no motor and no electronics, no radio equip for $3,600?? The boat itself is clean, a 7 out of 10 overall. 1 Main sail and 1 fore sail. Trailer is fine but needs tires. Rigging/hardware and sheets are 8 out of 10. Needs top coat. Keel hasn't been inspected yet

2) Mac 222, 1975 - No motor, trailer is double axle and needing paint and lights
Hull, deck, interior all a 7 out of 10 but very dirty. Needs bottom paint and top coat
No motor. No electronics, Cushions 6 out of 10. Needs 50% of rigging, and all sheets replaced. Unsure about keel and winches (not inspected yet - purchasing site unseen, due to seller organization rules). Is this worth $700 to $900 ??

In my opinion the first boat is overpriced. The second is probably about right.
